Lettings Fees for Landlords and Tenants

At Stewarts Estates, we’re committed to transparency. Whether you're a landlord letting property in Bournemouth, Poole or Christchurch, or a tenant preparing to move, the following outlines our permitted charges in line with current legislation.

Tenant Charges

In line with the Tenant Fees Act 2019, we only charge permitted payments — and we make those crystal clear. Whether you’re moving into your first student house or relocating with your family, we’ll make the process fair and simple.

Permitted Tenant Fees:

  • Holding Deposit:
    Equivalent to one week’s rent, taken to reserve the property. This will be deducted from your first rental payment if the tenancy goes ahead. It may be retained if you withdraw or fail referencing under certain conditions.

  • Security Deposit:

    • Up to 5 weeks’ rent where the total annual rent is less than £50,000

    • Up to 6 weeks’ rent where the total annual rent is £50,000 or more
      All deposits are held securely in a government-approved Tenancy Deposit Scheme and returned at the end of the tenancy, subject to the condition of the property.

  • Late Payment of Rent:
    Interest charged at 3% above the Bank of England base rate, only if rent is more than 14 days overdue.

  • Tenancy Agreement Amendments:
    £50 (incl. VAT) for requested changes to the tenancy, such as a change of sharer or variation to the agreement.

  • Early Termination (at Tenant’s Request):
    If you request to end your tenancy early, you may be charged the reasonable costs incurred by the landlord or agent, but only if agreed in advance.

  • Lost Key or Security Device Replacement:
    Charged at cost, with proof of expense provided.

  • Locked Out Call-Outs:
    If a tenant locks themselves out and requires access outside of office hours, a reasonable charge may apply to cover the cost of attendance and time, with clear evidence of the charge provided.

  • Residential Properties (C3 use): £714.00 inc. VAT

  • HMOs (C4 use): From £780.00 inc. VAT (includes up to 3 tenants; +£60.00 inc. VAT for each additional tenant)

Full Management Service

Let Only Fee + 12% inc. VAT of rent received (e.g. £120.00 inc. VAT on a £1000/month tenancy)

  • Tenancy Agreement Renewal: £150.00 inc. VAT

  • Duplicate Statements: £20.00 inc. VAT

  • Professional Services: £50.00/hour inc. VAT

  • Accompanied Check-In: £45.00 inc. VAT

  • Check-Out & Admin: £162.00 inc. VAT

  • Void Property Inspections: £30.00/visit inc. VAT

  • Major Works Management: 10% inc. VAT of invoice total

  • Security Deposit Registration: £84.00 inc. VAT

  • Gas Safety Certificate: £84.00 inc. VAT

  • EPC Certificate: £84.00 inc. VAT

  • Legionella Risk Assessment: £120.00 inc. VAT

Non-Resident Landlord Submissions

  • Quarterly: £36.00 inc. VAT

  • Annual: £60.00 inc. VAT

Management Takeover Fee

£300.00 inc. VAT – includes tenancy agreement review, smoke/CO alarm checks, initial property visit, and new agreement if required

Court Attendance

£150.00 inc. VAT (includes travel and admin)

Minimum Fee Clause

If a landlord cancels our management instruction after tenancy begins, a fee of 14% inc. VAT of the total rent due (max 6 months) will apply.
