Things To Consider When Choosing A Property

Location
Where are you looking to be? Research the area you are thinking of relocating too. Consider the crime rate of the area, along with access to local amenities. We sometimes forget the importance of needing a pint of milk when we run out.

School Catchments
Do you have children? Are you thinking of having Children? You may need to consider the local schools within the catchment area of where you are considering to local too.

Heating
Does the property benefit from Gas Central Heating or Electric Heating? The most cost effect would be gas central heating, however this is not always the case. If gas centrally heated, then you will need to make sure that the property has a valid gas safety certificate.

Overall Condition
What is the condition of the property when you view? Does the property need some decorative work or modernisation? Will this be done before you move in? Or will the landlord allow you to carry out this work yourself? You may also wish to look for any damp or wet patches. This could lead to some serious health issue if not managed correctly.

Cleanliness
Will the property require cleaning prior to occupation? Will this be carried out before you collect keys?

Outside Space
Does the property come with any outside spaces? If so, who is responsible for the upkeep of this area? And will there be any equipment left by the landlord for you to perform this task?

Security
Ensure that the windows and doors open and close securely, and are free from damage. You will need to check that the property has smoke detectors fitted in the required areas. Does the property come with a burglar alarm or security system?

Furniture
Will you require the property to be furnished? Not all properties are furnished, nor do all properties come with a cooker. You will need to ask this question prior to viewing the property. You may also want to check if the furniture provided meets the suitable standard and carry the relevant fire safety labels.
